An East Lothian pub needs new operators in an ‘exciting opportunity’. The Eagle Inn in Dunbar has a ‘strong community reputation’, with Greene King now advertising the venue.

With an estimated annual turnover of £284,797, The Eagle Inn has a ‘vibrant’ atmosphere and loyal customers. The pub has an annual rent of £13,000 with Greene King.

Greene King said on their site: “The Eagle Inn is a well-known, wet-led pub in the heart of Dunbar’s High Street, with a strong community reputation and a focus on sport and music.

“The ideal operator is hands-on, thrives in a lively, adult-only environment, and excels at building sales through great service, local promotions, and engaging events. The business opportunity centres on growing draught beer sales, deepening ties with local suppliers like Belhaven, and making the Eagle Inn the top choice for locals and visitors alike.

“With a single-room layout and a non-compliant kitchen, the emphasis is on delivering a standout drinks-led experience, fast service, and a welcoming atmosphere, supported by creative marketing and a busy events calendar. The goal is to create a vibrant, consistent pub that feels unmistakably local and keeps customers coming back.

“Subject to internal approvals we are potentially planning a revitalising capital investment programme.”

They added: “The Eagle Inn features a single, rectangular trading area that creates an open and sociable environment.

“The bar is positioned to the left as you enter, making it a focal point for service and interaction. The space is designed for a wet-led operation, with the atmosphere shaped by community gatherings, televised sports, and music events.

“There is a currently unused kitchen area at the rear, which is not compliant for food service, so the focus remains firmly on drinks and social activity. Toilets are located at the back, accessible via a short flight of steps.

“The overall layout supports a lively, adult-only crowd and is ideal for operators who want to create a welcoming, energetic pub experience.”
