A corner of Cornwall could see hundreds of new homes built on the edge of a town after plans were submitted.
Persimmon Homes Cornwall & West Devon has applied for permission to develop the major housing project at Latchbrook Farm, Saltash, with detailed designs to follow if approved.
According to the plans, 30 per cent of the 300 homes would be reserved for a local housing association in what the developer says is a bid to tackle the council housing shortage.
Over half of the development would also be kept for green space and a site for a new school has been reserved to the immediate north of the site.
The application includes plans for travel networks, a playground and natural play area, bike storage, biodiversity net gain and wildlife corridors.
The site would also connect into a proposed cycle/pedestrian overpass from Treledan over the A38 onto Liskeard Road, providing an onward connection to the roundabout and efforts made to supply a bus stop to service the development.
A neighbourhood centre, meanwhile, is proposed in nearby Treledan to connect the wider area once the overpass is in place.
Persimmon Homes says millions of pounds in community investment would accompany the application if successful, which is required by law and not a decision by the developer.
A public consultation was held prior to submission, alongside ongoing discussions with local representatives and what Persimmon describes as extensive early engagement with stakeholders, including Saltash Town Council, Cornwall Council, planning consultees and residents.
