Latest on 150-room hotel work was expected to start on last year

The hotel was initially described as a ‘key addition’ to the city’s ever evolving tourism and hospitality scene, but so far there’s no sign of it

Plans for a new hotel in Swansea remain in limbo, with discussions still ongoing long after the project was first expected to break ground in mid-2025.

The proposed 150-bedroom hotel, complete with rooftop bar, forms a central part of Swansea‘s wider city centre regeneration. Planned for the site between Swansea Arena and the LC leisure centre, it would offer sweeping views over Swansea Bay and has been described as a key addition to the city’s growing tourism and hospitality scene.

When WalesOnline contacted Swansea Council for an update in November, 2025, officials said commercial negotiations were still in progress. Six months later, the situation appears unchanged, with the council confirming that talks are still continuing.

A Swansea Council spokesperson said: “Commercial discussions about the construction and operation of a new hotel at this location are ongoing. An update will be provided once these discussions are finalised.”

The council had previously announced in August, 2024, that a preferred developer and operator had been selected, with it being described as a company working with “a number of leading worldwide hotel brand names.”

However, neither the developer’s identity nor the proposed hotel brand has yet been disclosed.

The council has indicated that full details will be shared once negotiations conclude.

Under the current proposals, the council has already approved the sale of the land designated for the hotel. Funding is expected to come from the developer, supported by grant contributions including funding from the Welsh Government.

According to Swansea Council, the development could attract around 40,000 visitors annually and deliver a “major boost” to the city’s economy. Final agreements and planning permission must still be secured before construction can begin.

The hotel project sits within the city’s broader regeneration programme, which has already seen the £135 million Copr Bay district – home to Swansea Arena – come to life.

Local councillors have pointed to increasing demand for accommodation as tourism continues to grow, and say additional sites for future hotel developments are already being explored.

Meanwhile, other parts of the city centre are seeing signs of progress.

Latest pictures of Castle Square show a site of rubble occupied by diggers and construction material, with a pile of masonry now marking where the old fountain used to be. The green edges and trees on site are still visible though and act as a reminder of what the Castle Square scheme promises.

Eventually, it is said that Castle Square will become a new community hub, featuring new seating areas, improved paving and better accessibility, as well as interactive water features and small fountains.
